House For Sale in Gananoque
I'm selling my house in Gananoque... and moving to Wolfe Island
This house is located in the prestigious west ward of Gananoque minutes walk from most of the amenities of town.
Over the past few years I've remodelled the kitchen, dinning room, laundry, master bedroom, and the main bathroom. I've installed new windows throughout and upgraded a great deal of the plumbing and electrical services in the house.
The house was built in the early 1900's when houses were still built with care and quality. The brick has been beautifully preserved and is accented by period board and batten on the rear of the house as well as on the front gable. Although built in the days before telephones, the house in now nicely wired with the capability of locating computers or telephones in almost every room, with a communications panel in the basement to centrally locate cable modems and network switches.

This is my house on King Street in Gananoque. In the spring of '08, when I have everything ready I will be listing it with a broker.
It is near the west edge of Gananoque, 15 minutes from CFB Kingston, 20 minutes from downtown Kingston and 85 minutes from downtown Ottawa. Located in the west end of town, the house is a 5 minute walk from the municipal marina, a 10 minute walk from the downtown core and just a short walk from several parks, and a number of doctors' offices. Being in an older neighbourhood, there are now a number of beautiful Inns and Bed & Breakfasts located nearby.
The house is an 1100 square foot, 2 bedroom, 1 and a 1/2 bath, story and a half brick house. I bought the house in 2001 and have replaced the master bathroom, the kitchen, dining room and laundry and added 4 skylights. All the windows have been replaced with new high efficiency thermal pane units and 3 of the 4 skylights are functioning units. A new glass front door was installed in the fall of 2005, and the roof was re-done in the fall of 2006 with a long lasting 50 year shingle. The master-bedroom is being refinished and will include a walk-in closet and a large window seat. The front porch has been re-built and now includes a beautiful lattice on the west side. To complete the package all of the exterior wood was painted in the summer of '07.
The house comes with a forced air gas furnace, gas hot water tank (rental), gas stove, fridge, and stacked front loading washer and gas dryer. All of the appliances are about 7 years old and in excellent condition.
The property is 30 feet wide and 115 feet deep. The house faces south, and has a shared driveway on the east side as well as a single parking spot at the front. The west side of the property runs along-side the Athlone Inn.

This is a photo of the front gable which was added in the summer of '06. There is a similar gable at the back.
The new front door. Hidden by the flowers is the new front porch with a beautiful lattice on the west side.
This image is from 2004 before most of the work was undertaken.
